Having acquired two adjoining commercial properties adjacent to Clockhouse Station on an unconditional basis for Rock Investments Holdings PLC, we were subsequently asked to introduce a buyer subject to planning permission.
Rock employed the services of Davy Smith Architects to conceive a scheme for the comprehensive redevelopment of the site, and we were asked to provide advice in respect of unit layouts and likely values.
The Local Authority's parking standards and affordable housing requirements led us to conclude that a scheme providing 100% affordable housing would be both most lucrative, and more likely to achieve a planning consent.
We introduced local contractors Glade Developments, who in turn negotiated a partnership agreement with Kelsey Housing Association.
Following months of negotiations with Bromley Council and the inevitable appeal, consent was granted for 45 apartments and a ground floor retail unit.
Construction of the development, which will provide low cost housing solutions for local people, is due for completion in Autumn 2007.
