Following Admiral Tavern's acquisition of the landmark Clarendon Royal Hotel in Gravesend, Acorn was retained to provide advice on maximising the development value.
Originally built in 1655, and converted into a hotel in the 1840s, the Grade II Listed property occupies a prominent position overlooking the Thames. Given the size of the site it was immediately apparent that any scheme would have to include affordable housing, but providing such accommodation in a Listed building would be difficult.
A scheme was therefore conceived that comprised the conversion of the hotel into 21 apartments and a large commercial unit, whilst the former car park would accommodate a further 30 flats for affordable housing.
Once permission was granted we successfully sold the car park to Broomleigh Housing Association, and the hotel to specialist local developers Thames View Living.
