Extending to in excess of 1.5 acres, and with a wide road frontage, this former car dealership had full planning permission for the construction of 87 residential units (comprising 71 one, two and three bedroom houses, and 16 three and four bedroom houses).
The owner had suffered the frustration of several abortive sales, and was keen to relocate his business. The site was under offer to a third party at the point that Acorn introduced Purelake, but the sale had stalled as a result of a succession of technical issues.
Acorn and Purelake worked quickly to gather sufficient technical information together in order to formulate a view as to the viability of the project.
Contracts were exchanged and completed in a matter of weeks on an entirely unconditional basis.
Following their acquisition, and once vacant possession was procured, Purelake undertook a full schedule of technical due diligence which ultimately supported the initial view taken.
An agreement was reached with Hyde Housing Association for the construction of all 87 units, and work began on site in the Summer of 2013.
