*When you instruct Langford Russell (“Langford Russell”) as the Sole Agent you will be liable to pay commission to us, in addition to any costs or charges agreed, if at any time unconditional contracts for the sale of the Property are exchanged with a Buyer introduced by us during the period of our Sole Agency; or with whom we have negotiations about the Property during that period; or with a Buyer introduced by another agent during that period. The Acorn Group will charge 0% commission on all Sole Agency instructions listed with Langford Russell before the 30th June 2022 where a sale is agreed during the initial 16 week Sole Agency period. At the end of the Sole Agency period if no sale has been agreed or a sale agreed during the initial period does not proceed to exchange contracts then any sale agreed after this time will be charged at 2% +VAT. Following the initial Sole Agency period either party has the right to terminate the contract in writing giving 14 days notice. 0% commission offer is valid on Sole Agency instructions only with a Langford Russell Estate Agency Board erected and where the property is located in any TN1-TN16 postcode, multiple agency instructions will be charged at 3% +VAT.
During the period of Sole Agency agreement the Property remains with us for sale and this excludes all other estate agents. If you do instruct another agent during this sole agency period (with or without informing us) the fee payable by you to Langford Russell will be the rate payable for a multiple agency in place of the Sole Agency rate specified in the Confirmation of your Terms and Conditions.
